Move-in Checklist

First Month's Rent & Security Deposit

Your first month's rent, security deposit, and any applicable fees are all due at the lease signing. Confirm the amount with our team in advance.

Move-in Date & Inspection

Your initial move-in date will be scheduled at the lease signing; we'll also provide all relevant information about inspection visits at that time.

Utilities

Be sure to place all utilities in your name following the lease signing. You are responsible for keeping these accounts current throughout the duration of your stay.

Move-out Checklist

Notice of Intent to Vacate

Please inform us in writing about your intention to leave the property, following the timeline stated in your lease agreement.

Property Condition

Before you move out of your rental home, you'll need to bring it back to rent-ready condition. This includes the following:

Rental Cleaning: Start by dusting all surfaces, including light fixtures, baseboards, and window sills. Clean the kitchen appliances, cabinets, and countertops, making sure to remove any stains or spills. Scrub the bathroom tiles, tub, sink, and toilet. Vacuum the floors and carpets thoroughly, and mop any hard surfaces. Don't forget to clean any outdoor areas, such as patios or balconies. Lastly, dispose of any trash and remove any of your belongings from the apartment.

Repairs: Identifying and repairing any damages before moving out of your rental is crucial to ensure you receive your security deposit back. Start by conducting a thorough inspection of the property, checking for any broken or damaged items, such as doors, windows, appliances, or fixtures. If you find any issues, document them with photos and report them.

You can either make the repairs yourself or hire a professional depending on the extent of the damage. Don't forget to patch any holes in the walls and touch up any paint if necessary.

Security Deposit

A security deposit is the sum you pay to ensure that any damages or unpaid rent are covered at the end of the lease. When a tenant moves out, we conduct a walkthrough of the property to check for any damages beyond normal wear and tear.

If there are any damages, the cost of repairing them will be deducted from the security deposit, and the remaining amount will be returned to you. In some cases, the entire security deposit may be withheld if there are significant damages or unpaid rent.

Remember, you'll need to pay your final month's rent bill and cannot use your deposit to cover this expense. Failure to pay your rent will result in adverse credit reporting and legal action.
